About Pleasanton California 

The City is currently working on the final phase of the development of 56 below-market "duet" homes on the Bernal property located south of the Alameda County Fairgrounds. These homes are being sold at a below-market price of $199,000 to eligible low income (80% or less of the Area Median Income) first-time home buyers. The units are two-story, three-bedroom "duet" homes approximately 1,300 sq. ft. in area. The first and second phases (20 homes each in KB Home's "Canyon Oaks" and Greenbriar Home Communities' "Carlton Oaks") were marketed in 2002 and 2003. The deadline for submittal of preapplications for the third and final phase of 16 homes on the Bernal property was March 22, 2004. Approximately 760 preapplications for the Phase III homes were received prior to the deadline, and a selection process was held on Thursday, April 8 to establish an order by which the homes will be offered for sale. Although there are no specific plans at this time, the City will continue to work with residential developers to provide additional below-market priced homes for first-time home buyers in the future. Information will be posted on the web site when available.

The City recently received an allocation of funds from the California Housing Finance Agency (CalHFA) to introduce a new down payment assistance program to low and moderate income buyers of homes in Pleasanton. The concept is based on a program introduced several years ago by the City of Livermore. The Pleasanton City Council recently approved the guidelines for this new program, and staff is currently developing materials with the goal of introducing the program to the public within the next several months. Information on the down payment assistance program will be available through the City's Housing Division and also on the web site in late spring or early summer 2004.
