OUR MANAGEMENT PHILOSOPHY

Hildex Properties has been in the property management business since 1975. I am a dedicated professional. I manage all our properties as if I owned them.

I have highly talented maintenance men that can maintain or renovate apartments. I am very strong in updating apartments and improving the outside appearance of buildings with modern paint colors, light fixtures and artistic landscapes.

I maximize rents by testing the market every time I have a vacancy and by bringing up to market all units on their one-year anniversary. I keep rent losses at a minimum by turning apartments as quickly as possible.

I send monthly computer generated reports to the owners: an Income and Expense Statement and a listing of all the checks written during the month. I work with owners and try to customize our services. I keep owners updated and welcome their suggestions.

I am hands on. I get involved with the maintenance workers and supervise their work.

Hire onsite managers.
Collect rents and make bank deposits.
Inspect the property and meet with onsite managers at least once a Iek.
Provide handymen and vendors to perform maintenance.
Pay Bills as needed.
Perform annual walk-throughs of the entire property and carry out needed maintenance.
Initiate Unlawful Detainers.
Prepare Monthly Reports.
Direct and oversee landscapers.
Propose upgrades and improvements.
Interact on a regular basis with owners.
